“...Why won’t your real estate property sell? It could be a few things. Most likely, much as sellers might like to believe the contrary, the problem is often NOT the agent. Like an attorney, agents work conscientiously as fiduciaries for their clients, undertaking marketing and outreach strategies, vetting prospects, and negotiating deals. So if that is not working, what is it? Let’s look at a few possibilities for what the problem might be: Where is it? Is it priced right? How is the condition? A competent agent will consider all of these factors up and hone them, along with the information received from the comps, to arrive at a correct sales price. But it doesn’t end there. If no offers come during the first few weeks or months on the market, the price and ancillary factors require reevaluation. Is the listing price too high? Does the property require more intervention in the form of staging or painting? Are there incentives that can be considered to bring more buyers in? Every house or apartment is right for someone. Working together, the seller and their agent must create the environment that lures that perfect person for whom the property is ‘meant to be...’”
