The question I’m being asked most right now is about the so-called “Mamdani effect” on Manhattan real estate. Has it hurt the market? Are buyers pulling back? Are people leaving the city? While headlines and social media certainly fuel anxiety, what I’m seeing on the ground tells a much steadier and more encouraging story. Serious buyers remain active, well-priced and well-positioned apartments are trading, and demand for quality properties in prime neighborhoods continues to hold. In short, the noise is louder than the real impact, and Manhattan real estate is behaving exactly as it always has, resilient and long-term.
That theme of resilience is echoed in the newly released Coldwell Banker Global Luxury® Trend Report 2026, which you’ll find below. The high-end market continues to demonstrate long-term strength, operating by a different set of dynamics than the broader market.
Which brings me, appropriately for Valentine’s Day, to a real estate love story that perfectly illustrates how smart strategy leads to love. I recently listed an apartment that launched with strong marketing and immediate interest, generating plenty of showings but no offers. Buyers liked it but didn’t love it enough to commit. The issue was pricing. The sellers had purchased in 2016, during an exceptionally strong seller’s market, and like many sellers today, needed to adjust expectations. Once they did, everything changed. Almost immediately, the apartment took on a new level of appeal, and within two days we had multiple offers above asking price. See how love works?
