Happy First Day Of Winter! 

Surprisingly, we have had a strong end to the year with contract numbers. Manhattan beat its target of 769 contracts and Brooklyn beat its target of 553 contracts. 

Seasonality is in full swing with decreased deal activity and lower supply. We have a total of just under 3,000 units for sale which is below the 5-year average of units for sale during this time of year. 

These numbers are not expected to pick up again until late January, early February and really go full-steam ahead in early March.

Interest rates are currently at 6.72% according to Freddie Mac's US weekly avg. on a 30-year fixed. The Fed also cut the rates this Dec.  Read more here.

This month's spotlight is on Portugal! 

Portugal's market is hot and a lot of the Americans who move there are digital nomads or retirees.

Many people who move to Portugal from the US, move to the surrounding areas of Lisbon, where you can score a first or second home for around $350,000 USD and below. 

If luxury is what you are after, central Lisbon has resale and new developments for around $2-3M USD.
