 Market Updates Year End Festivities are here and so is the end of the 2025 real estate season!
Supply of homes is down due to seasonality and will not start to pick up again until mid-Jan through mid Feb. The supply of homes has either dropped due to them being permanently removed from the market, temp removed to be put back on next year or are in contract to be sold. Despite this seasonal drop in transactions and supply of homes, this year ended on a strong note.
We had a last-minute bump in contracts signed for this late in December. Now expanding that lens to compare this year to years prior- home sales have remained steady since 2022 (the worst year since the pandemic). This is a good sign that while home sellers, buyers and renters are nervous about uncertainty right now, we are seeing things stabilize in the actual data giving everyone a sigh of relief. Now what does this mean for sellers and buyers on a macro/ micro level?
For sellers- now is your time to prepare for next year's spring season. Talk with me to get a game plan together on what needs to be done before your home goes on the market and start implementing it. You will be ahead of the game of other sellers who will start scrambling their preparation in late February. Serious buyers are out here, but you must be ready to receive them to get your home sold.
For buyers- You have had windows of opportunity all this year, this is expected to continue into the early parts of 2026. With other buyers sticking to the rental market, your chances of finding a home and negotiating a good deal with the seller increase. A side bar for foreign buyers- in addition to all that was said above, the US dollar value has decreased by around 11% since January 2025 and depending on your currency exchange, has given US housing a price cut. It has since started to rebound by 2%, settling at a 9% discount, making your window for a good deal a bit narrower. Explore this attractive option while you still can, let's talk. Link

Manhattan had a total of 792 contracts signed. Brooklyn had a total of 480 contracts signed.
