 Market Updates Spring is coming!
Despite the challenging market real estate we have had over the last few years, the spring season brings out the best opportunities for buyers and sellers. There has been an increase in homes listed in this inventory crunch and that is expected to continue throughout the spring. The next 4 months represent the best time for sellers and buyers to get a contract signed within the year.
Now what does this mean for you on a macro/ micro level?
For sellers- your time is now. We are still in a low activity market which makes this a challenging landscape to sell within.This listing environment is expected to continue for the next two years. The prices have also been flat over the past 10 years or so when the listing evironment was a lot more favorable. Aspirational pricing is not a strategy to use during this time. Prices most likely will be lower than what you anticipate. Smart preparation and getting your home on the market in the spring is the best way to maintain your negotiating edge and sell for the highest price with the best terms. Units that were in contract in under 60 days had an average of 1% discounted off the asking price, while units that were on market for over 120 days saw an average 9% discount off the ask. Be the 60 day seller.
For buyers- Your windows of opportunity continue and are now widening with the decrease in interest rates. Interest rates have been decreasing since Sept 2025 and are now stabilizing just above 6% and are expected to stay there for the foreseeable future. While a large influx of buyers is not expected from this, it doesn't mean that no one will be out there competing with you. They will as the purchasing climate becomes increasingly favorable for them. Sellers in the market today are serious sellers and therefore the opportunity to get a home with great price and terms is within reach. Will you be one of those seizing that opportunity?
A side bar for foreign buyers- in addition to all that was said above, the US dollar value has decreased by around 11% since January 2025 and depending on your currency exchange, has given US housing a price cut. It has since started to rebound a bit and stabilized at a 9% discount, making your window for a good deal a bit narrower. Explore this attractive option while you still can, let's talk. Link
